If you're buying a home in Fayette County — whether in Somerville, Oakland, or the surrounding area — one of the most important steps in the process is the home inspection. As a local home inspector serving Fayette County and all of West Tennessee, I want to walk you through exactly what to expect so you can

feel confident and prepared.

What Is a Home Inspection?

A home inspection is a visual examination of a home's major structure, systems, and components. It is not a pass/fail test — it is an education. My job is to show you everything I find so you can make an informed decision about the biggest investment of your life.

What Do We Inspect?

During a typical home inspection I examine the following:

  • Roof — shingles, flashing, gutters, and drainage

  • Foundation and Structure — crawlspace, basement, and structural components

  • Electrical System — panel, wiring, outlets, and safety hazards

  • Plumbing — water supply, drainage, water heater, and fixtures

  • HVAC — heating and cooling systems, filters, and ductwork

  • Interior — walls, ceilings, floors, windows, and doors

  • Exterior — siding, grading, driveways, and walkways

Every WesTenn inspection also includes thermal imaging at no extra charge — allowing me to detect hidden moisture, energy loss, and electrical hot spots that are invisible to the naked eye.

How Long Does It Take?

Most home inspections in Fayette County take between two and three hours depending on the size and age of the home. I encourage all of my clients to attend the inspection in person so I can walk you through my findings and answer your questions on the spot.

When Do You Get the Report?

Your detailed inspection report will be delivered within 24 hours of the inspection. The report includes photos, descriptions of all findings, and recommendations for repair or further evaluation.

Why Choose WesTenn Home Inspection?

I'm Elvy Rorie, owner of WesTenn Home Inspection, LLC. I spent over 35 years serving West Tennessee as a Fire and EMS veteran. That career taught me to spot danger, stay thorough under pressure, and always put people's safety first. I bring that same commitment to every home inspection I perform in Fayette County and across West Tennessee.
